Helpful Q’s before Home Buying

I talk to a lot of first-time home buyers in my business. A LOT. There are so many questions that I field when talking to my buyer clients (and my seller clients), that I wanted to round up a general list of questions that should be asked when buying a home.

This is just a preliminary, basic roundup. I’ve got PLENTY more tips for my clients. Just let me know when you want to become a client 😉

-How long has this house been on the market? (Let’s be real, in Charleston, this answer is usually just days)
-Why are they selling?
-What appliances and fixtures convey?
-What are the comps in the neighborhood? And the surrounding area?
-Are there any major issues with the home? What does the property disclosure state?
-How old are the major appliances?
-Did the sellers make any renovations, remodel anything or change the home in their time of ownership?
-How old is the roof?
-What are the average costs of the utilities?
-Does the home require flood insurance? If so, is the owner’s policy transferrable/assumable?
-Do the current owners have a termite bond? If so, is the owner’s policy transferrable/assumable?
-Have the sellers ever had to file an insurance claim on the home?
-Is there an HOA? If so, what are the fees and what does it covered?
-What do the sellers love about the home and the neighborhood?
